Lockhart-Krause Architects strategically utilised the LMR planning bonuses to unlock a stronger development outcome for the client. While the original controls limited the site to a maximum GFA of 0.9:1 and a building height of 12.5m, the LMR bonus enabled the proposal to achieve 1.5:1 GFA and an increased maximum height allowance of 17.5m.
Through clear, direct drawings and well-structured documentation, we were able to communicate the design intent effectively and support the uplift through discussions with Council. This resulted in a more efficient, valuable and architecturally refined scheme.
